I don’t believe the job stats. There’s so many people working 2 jobs including myself, and my girl Only because of the way the prices have gone up. I know less people who work 1 job than they do 2 or more or own another side business to bring in extra money. It’s crazy out here for the middle working class
The market is returning to a "seasonal market" . Inventory always begins to go up as we near June into July.
Such a great video. We have waited 2+ years saving up money and we kept having our rent increase and cost of living increase. We said no matter the market we are buying so long as we can afford the payment and in the area we want. Closed in April, We went 3.5% down FHA at 7.125% rate. I don't like the payment and rate but I am comfortable with it and we understand this is our long term home (at least 5 years but probably longer). If a crash happens and we end up under water on the home, well we wont move for awhile like the plan is and wait it out, if interest rates go up or hold steady- then we are fine, if interest rates drop (which I think will happen too) then inevitably home prices will go up due to more buyers in the market with not enough supply (depending on the kind of home you want)- and refinance.

For several months last year, I was keeping track of Vegas real estate and for many months there were around 5K homes listed for sale with less that 20 homes pending. This was incredible to me, and this went on for months. Then overnight around 1500 homes went pending. What was that about? Obviously nothing was selling and then boom, over night 1500 went pending??? what gives? It's obviously all controlled by some entity that doesn't want you to see a crash so they're purposely propping the market to seem to be higher than it actually is. At the end of the day, the average person's income cannot afford the average price of a home - that's why you know it's a damn bubble.

I have a question about SS Income to qualify for a MTG. If my Gross is $1,900 and they take out $174.00 for Part B premiums, therefore my NET take home is $1,746.....Which number does a lender use? The gross or net take home? TY
more and more homes in my area (st Johns, fl) are hitting the market and have had price cuts. I've also noticed homes sitting on the market for months with no bite. This to me says the homes are too expensive still.

Have you heard of an agent convincing seller to sell vacant land with 20% and carry note for 10 years at 1% interest only payment and then a balloon payment due at end of 10 year term?
Was worried the PPI & CPI news this week so I locked in on Monday w/ a VA loan at 6.25%. If I would have waited today I could’ve got a 6.125% maybe 6% 😩

But rates go down to a balance out soon if you will see
50% is the max total dti for conventional loans. FHA is about 46% for housing, about 55% for housing plus other debt payments.

2025 should be a better year for interest rates unless inflation comes back magically.

Unfortunately no. Just not enough time between now and then, and the trend hasn't been in our favor as much as we may be down A little bit. Hope I'm wrong though and congrats on the fresh new house!
My friend had a fortune of buying his home in 2006 when the RE peaked and went through the crash in 2008. He had to wait for 12 years to recover the price point of 2006. If he delayed the purchase for just 3 years, he could've bought 2 same houses for the price of one he got. If it doesn't make sense, it's because something is off...

Eventually. No one knows the time frame though.
Is it valuable to get an inspection before putting on market so you are aware what to fix or expect beforehand
I don't like doing that as you could be fixing things that the buyer doesn't care about.......In addition, you then have to disclose all the "issues".
I think my parents got conventional. cause I never heard them say these words our home is paid off now before my parents were 55 so I’m so happy !
You can control whether you buy or wait. Now is the time to rent!! I own home for myself. My monthly mort. payment is $1700 at 2.75%. Now the same house if bought today's price and rate is gonna be $4900. If renting, it would be $3200. My house peaked 2 years ago and has been stagnant up and down since. Patience will win the day. Do not get suckered in by realtors who make a living out of pushing the sales like dave ramsey. They are done with you as soon as they pocket their commission.

@@JebSmith looking forward to find out about the "other thing". House can't appreciate 55% in 26month and still continue to appreciate. It will correct in a huge way especially considering the record level of debts in private sector. Everyone i know who bought house in the last 3 years are screaming to keep up with bill payments.
Although Im not anywhere near ready to buy a house (18 and college sophomore haha ) this was a really good video to see and really good information to start thinking about so that I don't feel as unprepared when it comes time! Immediately subscribed!

one question i had is the usda website says that "Be without decent, safe and sanitary housing" is a requirement. what does that mean exactly? we are currently staying in a room of a house that is not owned by us (renting just the room) would this knock us out of qualification for a Direct loan?

This sounds all fine and good, but smells fishy as all hell, at the very best it’s one of those government Social scams where millions apply, and only a few get approved while meanwhile costing the taxpayers billions a year.
Agreed on all for the most part, except for the letter. It would not change seller's decision if they are not considering your offer.

No..............typically not. There may be an opportunity to renegotiate but it would have to be a BIG move.
if your buying a house as a fianancial investment its a bad idea and a waste of money. example, if u go thru the normal process to buy a 300 thousand dollar house with 20% down over 10 years. include all the cost and appreciation in that house etc... u will make 14 % over that 10 year period. u can live anywhere. so thats 1.4% profit a year. how much can u make in the stock market and other investment areas.
